Tenant tips - 'do your research'

So your looking for a rental property? First time renting? Here are some helpful tips courtesy of our team at KS property. 


Before making any decision, it is always important to do your research. Make sure you know everything there is to know about the area and the type of home you are looking for. Don't forget to think about a budget! Consider the prices and the quality of the homes available in certain area's, to help give you an idea of what you may be able to secure for yourself. 


The internet is always a good starting point. By using real estate search portals like realestate.com.au, you can compare multiple properties in certain locations. You may also find a rental property listed in the local newspaper or even on the website gum tree. 


It is important not to rush into choosing a house, take your time and think about it carefully, as you are signing a fixed contract and there are penalties required if you need to break your lease. 


There are significant upfront costs involved when securing a rental property, you are required to supply a bond which is equivalent to 4 weeks rent and 2 weeks rent in advance. 


Whilst conducting a viewing, make sure you check on items such as the safety and cleanliness of the property. Check that everything you require is in working order and if there are any problems, make sure the landlord intends on getting these items attended to prior to you making an application and signing a lease if you were approved.
